Mahmutlar – a big trend in the real estate market

Turkey’s popularity from the point of view of a foreign home buyer is now more justified than ever – this is primarily due to the depreciation of the Turkish lira, which still inspires optimism for owners of dollars and euros. Moreover, most Russian-speaking buyers are most interested in buying a home in Mahmutlar.
According to the latest data from the HomesOverseas.ru portal, Turkey has become a leading country with an indicator of 15% of all requests from visitors, and real estate in the Alanya region attracts the attention of 72% of all interested in housing in Turkey. Moreover, portal users choose Mahmutlar in 53% of cases when it comes to real estate in Alanya. Thus, the total number of requests for the purchase of housing in Mahmutlar is 5.7% – this is an absolutely unprecedented indicator that clearly formulates the current agenda on the market for the purchase of foreign housing.

Features of Mahmutlar
Mahmutlar is an area located just 8 kilometers from Alanya and 35 kilometers from Gazipasa International Airport, surrounded by mountains on one side and the Mediterranean Sea on the other. The high ecological performance of the resort is also influenced by the protected forest area with which it directly borders. Mahmutlar over the past ten years has become one of the most rapidly developing new areas. It was here that there was the largest number of plots available for development, on which the construction of facilities from leading companies was carried out. Development continues now, but to a lesser extent, since the area is almost completely built up and there is very little free space left.

Mahmutlar today has become one of the largest and most populated areas of Alanya. The municipality invests impressive funds in the development and maintenance of the appearance of the district. A large number of parks, playgrounds, various green areas open here. If you compare the urban environment ten years ago and now, then the progress is obvious, a well-equipped embankment with fountains, gazebos, flowerbeds and trees, as well as fitness equipment, numerous beach clubs with piers, cafes and bars, water sports stations. The main part of the city’s facilities is located along the coast, so there is no need to rent a car if there is a logistics issue – everything you need is within walking distance.

There are branches of the largest banks in Mahmutlar, a large number of cafes, restaurants and shops – including network ones. Also, many kindergartens, schools (including Russians) were opened in Mahmutlar, and good transport links were established: buses run every 5-10 minutes, so the trip time from Mahmutlar to the center of Alanya does not exceed 20 minutes. It is also important that there is practically no language barrier to the daily life of Russian-speaking residents of this region.

Reasons for success
The attractiveness of Mahmutlar is also determined by a very pleasant pricing policy on the local real estate market: for example, in the neighboring Kestel district, which began its development almost simultaneously with Mahmutlar, the municipality allows only low-rise buildings, which by itself means a much higher cost of real estate. A similar situation exists in the Kargicak and Ob areas. Thus, the cost of land is the same everywhere, but in neighboring areas there is the right to build houses no higher than 5 floors, and in Mahmutlar the height of the building can reach 12 levels, thereby increasing the number of apartments sold in the house.

Therefore, the situation is such that in Makhmutlar much more new modern complexes are being built at the lowest price, when compared with other areas of Alanya. They buy much more actively here, as a result of which, for example, a Russian-speaking large diaspora formed in Mahmutlar, and as a result, the region’s infrastructure began to actively develop in the context of attractiveness for Russian-speaking citizens.

Most of the offers in Mahmutlar today are new apartments in residential complexes with good infrastructure – with pools, saunas and fitness centers. The fact that the complexes are located in close proximity to municipal beaches with very clean water, which are very well landscaped, plays a significant role in the region’s high popularity. Currently, work is underway in the area on the construction of both small complexes and the construction of a fairly large-scale complex of one of the largest construction companies.

Price policy
A new trend for facilities in Mahmutlar will soon become that they will be built already at a sufficiently large distance from the sea, since there are practically no plots on the shore – all subsequent new facilities will be located farther from the sea.
