A few years ago, on the real estate market, townhouses were especially popular, today duplexes are more often found among offers – there are often cases when there is confusion in the meaning of these two types of housing. Let’s try to understand the characteristic features of duplexes.
Today, duplexes are often called completely different objects, but, as a rule, duplexes are apartments located on two floors. Most often they are found on the upper floors of buildings, but sometimes the second floor can also be access to the roof or terrace. Often a detached two-story building is also called a duplex, although in fact it is more of a town house than a duplex. Duplex or townhouse
Most often, duplex is a two-level apartment located in a multi-storey large house. The townhouse is more like a mini-house in the village and in this case layering of both terms is more common, since they often get the additional name “duplex” in order to emphasize that a particular detached object is exactly a two-story building. Duplex house – these are two cottages, united by one roof and a common side wall. In the literal translation from Latin, duplex just means “double.” But in order to avoid confusion, it is always better to clarify in each case whether the duplex is an object in an apartment building or is it a separate building.
In Cyprus, duplexes are often called small houses in a cottage village, which may also have the name “maisonette” and “town house” in the market, etc. Here, as in the case with other countries, the presence of the word “duplex” in the name emphasizes that the building has two floors. But in Slovenia, duplexes are a more specific canonical concept – apartments in high-rise buildings, located, as a rule, on the upper floors of buildings with high species characteristics. Most often we are talking about new buildings, since it is this type of housing that is gaining more and more popularity.
Duplexes can be purchased today almost everywhere: they are quite popular both in resort seaside countries – in Spain, Bulgaria, Italy, Slovenia, etc., and in countries that focus on lakes and mountains. Duplexes in Bulgaria and Italy are often built in such a way that the second floor is access to an operated roof, where you can put a table for playing table tennis, make a solarium or simply organize a relaxation area.
In the United States, there are now several additional types of duplexes: a semi-detached house and a duplex apartment. In the UK (the birthplace of townhouses, which at first was the privilege of the prosperous class, but later became available to the majority) and a number of other countries, duplexes are also in the wake of popularity, but unlike North America, they are two-story apartments in multi-storey residential buildings with an internal staircase , where the duplex can be located on any floor except the upper, since the upper level will already have the status of a penthouse.
What are the main advantages and disadvantages of duplexes? There are many advantages: this is an additional area, expanding the possibilities for creating the necessary spaces inside the apartment, good view characteristics, etc. Among the shortcomings, experts most often call the need to climb to the second floor, which is far from suitable for everyday life, as well, owners of duplexes will have to put up with a relatively high payment for utilities, since the footage can sometimes be proportional to the scale of a townhouse rather than an apartment.
In duplexes, the layout of the rooms is solved as follows: the first floor is shared rooms, the second is for bedrooms, and if there is a third floor or a roof, then most often a terrace, a large pantry, a sauna, a cinema, a billiard room, etc.
At present, duplexes are a more affordable option for real estate — buying a duplex townhouse will most often come out cheaper than buying an entire cottage, and the living conditions will be almost identical. A duplex apartment will also be an excellent solution for those who cannot afford their own house or do not want to spend finances and time to care for it, but have a desire to live in more spacious rooms and to have rooms that usually simply do not fit in an ordinary apartment.
On the European continent, the average cost of duplexes with several bedrooms with a total area of 100-200 square meters usually varies between 150,000 – 200,000 euros, while, for example, in Thailand you can find similar options at half the price – for 75,000 euros. But at the same time, in affordable Bulgaria you can find good options for 30,000 – 40,000 euros.
