Calabria Real Estate: Affordable Housing in Authentic Italy

The poet Gabriele d’Annunzio once called the promenade in the city of Reggio Calabria “the most beautiful kilometer of Italy” – and this phrase is largely relevant today, especially since local real estate here is one of the most affordable in the country.
The region is located in the southernmost part of the Apennine peninsula in the area of the “toe of the Italian boot”. Due to this arrangement, Calabria is washed by several seas: from the west – by the Tyrrhenian, from the east – by the Ionian, from the north-east – by the Gulf of Taranto, and from the south-west it is separated from the Sicily by the Strait of Messina. Such a geographical location makes it easy to get to not only any part of Italy, but also to other strange countries, I actively use not only air and rail links, but also sea navigation.

Calabria – a new European trend
Calabria for several decades has been largely associated with resort real estate in Italy. But if you look closely at the region, you can see that this is a unique place that is worthy not only for spending a vacation, but also for permanent residence. The many advantages of the south of Italy have long been appreciated by Europeans: they actively acquire real estate here, spend their vacations and often stay forever. The location and ecology of the region, climatic conditions contribute to the high development of tourism in the region.

Calabria has a lot to offer, from very inexpensive offers in Scalea to high-class resorts on the Costa del Dei (“Coast of the Gods”). The beaches of Tropea and Capo Vaticano consistently occupy high positions in the ratings of the best beaches in Italy and Europe. For example, this year, numerous travelers have marked Tropea Beach on TripAdvisor as one of the best in the country. And according to official figures, this beach is also among the top 10 best beaches in Italy. In addition, many beaches in Calabria this year have been recognized as the most suitable and safe for children, along with Tuscany, Sicily and Sardinia.

The most sought-after regions of Calabria
Calabria is the Italian region with the lowest apartment prices. The average cost per square meter is only 900 euros – this figure, for example, is 64% lower than the average prices in Liguria.

Calabria is divided into five provinces: Catanzaro, Cosenza, Crotone, Reggio Calabria and Vibo Valentia. The main cities where Russian buyers buy real estate are Scalea, Pizzo, Zambrone, Tropea and Staletti.

Currently, the largest number of real estate advertisements is published in the province of Cosenza (41% of which 17,035 are for sale and 2,576 are for rent), and the most active in relative terms is the province of Catanzaro, where 32 advertisements are published for every 1000 inhabitants). In provincial capitals, sales are on average higher than in the rest. The average price of apartments in different cities of the region is approximately the same, and about half of the municipalities have a housing price that ranges from 850 to 1000 euros per square meter.

Scalea – Italy’s Lowest Property
Scalea, which is located on the Tyrrhenian coast in the province of Cosenza, is the most affordable city for buying real estate not only in Calabria, but throughout Italy. Now here you can buy apartments in the secondary market from 20,000 to 40,000 euros. The average cost per square meter is usually 500 euros. Property prices in Scalea fell strongly at the time, as the market was heavily oversaturated with inexpensive offers.

Expensive housing in Calabria
In the cities of Pizzo, Zambrone and Tropea, located on the Tyrrhenian coast in the province of Vibo Valentia, property prices are among the highest in the region. And this is no accident, because these cities are popular tourist centers: most vacationers from around the world visit these cities when they decide to spend their holidays in Calabria. The cost per square meter here is 1500-2000 euros. Residential real estate in Staletti on the Ionian coast in the province of Catanzaro, where the average cost per square meter is 1000 euros, is also in great demand.

Currently, there is an active spot construction on the elite coast of Calabria, Costa deli Dey, where there have been no strong price fluctuations over the past ten years, but in the last three years there has been an increase in land value and an increase in rental rates. Now two-bedroom apartments near the sea are for rent at a price of 800 euros per week.

How to get from Moscow to Calabria
Every year, new hotels are built in Calabria (for example, this year the TUI operator invested in two new hotels in Tropea), residential complexes, as a result of which there was an increase in the number of flights from European cities. last year there were only two charters from Moscow to Lamezia Terme, and this year there are already four.
